<p data-start="640" data-end="1074">As we step into a brand new month, I hope you and your family are well and that you enjoyed a wonderful Thanksgiving weekend. This season always reminds me to slow down, reflect, and connect with the people who matter most.</p>
<p data-start="640" data-end="1074">Thanksgiving weekend was full in the best ways. I cooked dinner with loved ones, spent time with my family, met with clients, organized my closet and my daughters closets, reconnected with childhood friends, went to church, and attended a birthday party. By the end of it all, I was joyfully exhausted and gave myself permission to rest. These moments remind me how full life can be and how important it is to pause and appreciate it.</p>

<p data-start="1628" data-end="2001">This week brought one of those powerful <em data-start="1668" data-end="1690">December reflections</em>. I had the honor of meeting with clients who signed a contract to sell the home they lived in for 36 years on the very same day they moved in. It was a beautiful full circle moment and a reminder that every season carries new beginnings, hard goodbyes, fresh opportunities, and doors we never expected to open.</p>

									<p class="p1">Whenever I tour a new construction community with clients, there are a few key questions I always ask. These questions help my clients feel confident about the home they plan to purchase.</p><p class="p1">1. How many homes will be built in the community?</p><p class="p1">This gives buyers an idea of the neighborhood’s future size and what day to day living will look like once the community is complete. Will it be a small, intimate community or a large development with hundreds of homes?</p><p class="p1">2. What is the delivery date of the property?</p><p class="p1">Builders often work in phases, and timelines can shift. Knowing the delivery date helps my clients plan for when they’ll need to move out of their current home and transition smoothly.</p><p class="p1">3. What’s included and what’s an upgrade?</p><p class="p1">Model homes can look stunning, but many of the features on display aren’t always included in the base price. It’s important to know what comes standard and what counts as an option. I usually recommend clients budget an additional $10,000–$20,000 for upgrades they might want to add.</p><p class="p1">4. <h2 data-start="482" data-end="509">1. Pre-Approval Letter</h2>
<p data-start="510" data-end="750">Think of this as your financial passport. A lender reviews your income, credit, and debts, then puts in writing how much they’re willing to lend. A strong pre-approval not only narrows your home search but also shows sellers you’re serious.</p>
<h2 data-start="752" data-end="787">2. Earnest Money Deposit (EMD)</h2>
<p data-start="788" data-end="1021">The small “good-faith” check you attach to your offer. It’s held in escrow and later applied to your down payment or closing costs. Walk away for a reason not protected in the contract and you could forfeit it—so read the fine print.</p>
<h2 data-start="1023" data-end="1036">3. Offer</h2>
<p data-start="1037" data-end="1215">Your formal proposal to purchase, spelling out price, contingencies, and timelines. In hot markets we sometimes sweeten the offer with flexible dates or higher EMDs to stand out.</p>
<h2 data-start="1217" data-end="1233">4. Mortgage</h2>
<p data-start="1234" data-end="1432">The loan you use to buy the property. Fixed-rate, adjustable, FHA, VA—each option comes with pros, cons, and paperwork. (If you ever need a lender referral, I’ve got trusted partners on speed dial.)</p>
<h2 data-start="1434" data-end="1458">5. Contract of Sale</h2>
<p data-start="1459" data-end="1627">Once the seller signs your offer, it becomes a binding contract. It details everything from inspections to settlement, so changes later usually require written addenda.</p>
<h2 data-start="1629" data-end="1648">6. Contingency</h2>
<p data-start="1649" data-end="1821">A condition that must be satisfied for the sale to move forward (inspection, appraisal, financing, sale of a prior home, etc.). Clear contingencies equal smoother closings.</p>
<h2 data-start="1823" data-end="1840">7. Appraisal</h2>
<p data-start="1841" data-end="2009">An independent opinion of value ordered by the lender. If the appraisal comes in low, we may need to renegotiate price, increase cash at closing, or dispute the report.</p>
<h2 data-start="2011" data-end="2049">8. Title Search &amp; Title Insurance</h2>
<p data-start="2050" data-end="2413">A title company <strong data-start="2066" data-end="2136">verifies that the seller has the legal right to transfer ownership</strong> by combing through decades of public records for liens, easements, or heirs you never knew existed.<br data-start="2236" data-end="2239" /><em data-start="2239" data-end="2256">Title insurance</em> then protects you and the lender from surprise claims that could surface after you’ve moved in—think of it as a one-time premium for lifetime peace of mind.</p>
<h2 data-start="2415" data-end="2436">9. Closing Costs</h2>
<p data-start="2437" data-end="2640">All of the fees due at settlement—lender charges, prorated taxes, transfer taxes, recording costs, and more. I always give clients an estimate up front so there are no white-knuckle moments at the table.</p>
<h2 data-start="2642" data-end="2657">10. Escrow</h2>
<p data-start="2658" data-end="2832">A neutral third party (often the title company) that holds funds and key documents until every condition in the contract is met. It keeps buyers, sellers, and lenders honest.</p>
<h2 data-start="2834" data-end="2857">11. Recording Fees</h2>
<p data-start="2858" data-end="2988">The small county charges for officially documenting the new deed and mortgage. They make your ownership part of the public record.</p>
<h2 data-start="2990" data-end="3030">12. Settlement (a.k.a. Closing Day)</h2>
<p data-start="3031" data-end="3162">The grand finale! Documents are signed, funds are wired, the deed is recorded, and the keys land in your hand. Cue the happy dance.</p>

<p>As the month comes to an end, I find myself reflecting on the journey so far – both personally and professionally. This February has been filled with moments of growth, celebration, and deep introspection.</p>



<h3 class="wp-block-heading"><strong>Celebrating Black History and Community Impact</strong></h3>



<p>This year, I had the opportunity to experience an impromptu Black History Month exhibit at <strong>Neiman Marcus</strong>, and it was truly inspiring. The stories of resilience, creativity, and innovation were beautifully displayed. One piece, in particular, stood out to me – a painting that radiated pure joy and happiness. It was so full of life and positivity that I couldn’t help but smile. I loved it so much that I reached out to Neiman Marcus to learn more about the artist. I’m excited to discover the story behind this beautiful work of art.</p>



<p>Black History Month always serves as a powerful reminder of the contributions of Black leaders who have shaped our world. It also urges us to reflect on how far we’ve come and recognize the work that still lies ahead. As the month closes, I carry these lessons with me, inspired to contribute positively to my community and industry.</p>

In Virginia, brokers are required to complete <strong>24 hours of continuing education</strong>, and I’ve spent the past week glued to my computer, ensuring I have the latest knowledge to best serve my clients and team.</p>



<p>This commitment to lifelong learning isn’t just about meeting state requirements – it’s about equipping myself to provide the most accurate advice, insights, and guidance. The real estate market is constantly evolving, and staying on top of trends, laws, and best practices is crucial for success.</p>
